Hiệp hội bất động sản Việt Nam (VNREA) cho biết sản phẩm bất động sản du lịch, nghỉ dưỡng thực chất đã sụt giảm từ năm 2018. Tuy nhiên, trong năm 2020, phân khúc này vẫn tiếp tục thu hút các doanh nghiệp bất động sản bởi tiềm năng phát triển kinh tế du lịch và khả năng sinh lợi tốt.
Giao dịch tốt ở những dự án có chủ đầu tư uy tín
Thống kê của VNREA cho thấy, tại 10 tỉnh/thành phố có hoạt động đầu tư mạnh về cơ sở hạ tầng phục vụ kinh doanh du lịch nghỉ dưỡng có 216 dự án với tổng các loại sản phẩm phục vụ lưu trú nghỉ dưỡng vào khoảng 139.281 sản phẩm.
Trong năm 2019, tổng nguồn cung chào bán khoảng 18.425 sản phẩm; lượng giao dịch là 6.697 và tỷ lệ hấp thụ đạt 36,3%.
Nhìn nhận chung trong năm 2019, VNREA cho rằng sản phẩm bất động sản du lịch thực ra đã sụt giảm từ năm 2018 vì một số nguyên nhân. Đó là pháp lý cho dòng sản phẩm này chưa rõ ràng; giá bán bị đẩy cao, khả năng thanh khoản thấp nên kém hấp dẫn các nhà đầu tư; nhiều dự án bất động sản du lịch nghỉ dưỡng bị tạm dừng để thanh, kiểm tra; dòng tiền tín dụng bị siết chặt; người nước ngoài chưa được tham gia mua dòng sản phẩm này như nhà ở.
Tuy nhiên, trong năm 2019, các dự án bất động sản du lịch nghỉ dưỡng có quy mô lớn với tổ hợp dịch vụ khép kín, tiêu chuẩn quốc tế và được thực hiện bởi các chủ đầu tư uy tín vẫn thu hút được nhiều nhà đầu tư tham gia.
Tổng hợp lượng giao dịch theo các quý trong năm 2019 không có biến động mạnh. Gần cuối năm, phân khúc thị trường này bị chững lại do hiện tượng Coco Bay tạo tâm lý e ngại cho các nhà đầu tư.
Giao dịch trong quý 4-2019 ở mức thấp nhất trong năm. Những địa phương có số lượng giao dịch tốt trong năm được ghi nhận gồm Quy Nhơn, Đà Nẵng, Bình Thuận, Ninh Thuận,…
Theo VNREA, thị trường nghỉ dưỡng đang được hưởng lợi do tăng trưởng mạnh mẽ về số lượng khách du lịch trong và ngoài nước, cũng như sự tăng trưởng về số lượng đường bay thẳng quốc tế. Bởi vậy, những vùng đất sáng giá về du lịch vẫn tạo hấp lực mạnh với những nhà đầu tư có tầm nhìn dài hạn.
